Self-Storage Facility
To reduce equity requirements and maintain full ownership of a 1,030-unit self-storage project in Easton, PA, the developer partnered with our Energy Advisors. We structured a $3.1MM C-PACE loan to fill a capital stack gap—funding envelope, HVAC, lighting, and plumbing improvements that cut energy use by 33% and reduced equity needs by over $2.6MM.

To support a 102-unit senior housing development in Simi Valley, CA, our Energy Advisors secured $13.16MM in retroactive C-PACE financing. Self-Storage
To support the ground-up construction of a 990-unit, climate-controlled self-storage facility in Harriman, NY, MD Energy Advisors structured $2.59MM in C-PACE financing. By meeting savings-to-investment ratio thresholds, MDEA funded energy-efficient upgrades—reducing the equity requirement and unlocking non-dilutive capital for envelope, windows, HVAC, and lighting.

The result: significant cost savings, improved budget predictability, and ongoing support for energy acquisition and expansion due diligence across 70+ commercial properties.
Equity Warehouse
To reposition a 76-unit apartment building in Baltimore, Equity Warehouse partnered with MD Energy Advisors to finance key capital improvements through a $735,000 C-PACE loan. The fixed-rate, long-term, non-recourse structure included 30 months of interest reserve, enabling project stabilization while significantly lowering the cost of capital and preserving ownership.
American Campus Communities
American Campus Communities partnered with MD Energy Advisors to modernize utility data management across 205 properties and 133,700 beds. By implementing a software solution to centralize invoice processing and utility analytics, they eliminated late fees, improved operational efficiency, and empowered data-driven energy strategies portfolio-wide.
Nine East 33rd Street
Facing rising operating expenses, Nine East 33rd—a student-focused apartment community in Baltimore—turned to our Energy Advisors for help. A customized energy rate review and procurement strategy resulted in an estimated $38,000 annual energy cost reduction, enhancing value for both ownership and residents.
On-Site Solar
A legacy fruit spread manufacturer partnered with our Energy Advisors to support its corporate sustainability goals without disrupting production. By designing and installing an 867 kW on-site solar system, we helped reduce energy consumption by 36% and delivered $4 million in electricity savings across 27 locations.
Historic Multi-Family
A local developer worked with our Energy Advisors to finance the adaptive reuse of a historic department store into 109 apartments, 2 retail spaces, and 10 offices. VaLogic Headquarters
To support its expansion and minimize upfront capital, VaLogic partnered with our Energy Advisors to purchase and reposition a 75,000 sq. ft. corporate headquarters. We structured a $2.4MM C-PACE loan covering HVAC, plumbing, and lighting, reducing VaLogic’s out-of-pocket cost to less than 12% while preserving capital for continued growth.
Multi-Tenant Office Building
To upgrade a 206,000 sq. ft. Class-A office building in Dallas while minimizing equity outlay, the developer partnered with MD Energy Advisors. MDEA utilized retroactive C-PACE to recap $2.59MM in completed improvements—including HVAC, lighting, elevator, and cooling tower upgrades—freeing up capital to fund the project's next phase.
